  Commonly Asked Buyer Questions
 
Q: If I sign a Buyers Agency Agreement with you does it really make a difference?
A: Absolutely! The second you enter into a contract with an agent, he/she has responsibility and accountability duties. Real estate agents who act as seller agents must negotiate in the best interest of their clients (the sellers) and may not withhold information from them and must present their properties only in a favorable manner. Buyer agents negotiate in the best interests of the buyer, do not disclose confidential information about the buyer, and reveal all facts that affect the value of properties to the buyer.

Q: How is a buyer agent paid?
A: There are several ways we can earn our fee. The typical fee paid to us at closing is paid by the seller and is usually divided between the listing broker and our broker. Generally our portion of the commission comes from the seller’s proceeds of the transaction.

Q: I’m moving to another city, can you find me a buyer agent at my destination?
A: Yes. As soon as you find out that you are moving, call me and I can provide you with the name and phone number of an accredited buyer agent nearest your destination. I will screen agents for you at not cost!

Q: Will a Buyer Representative disclose more information to me?
A: Yes. A Buyer Representative’s fiduciary duty is to you as a client, they can be more forthcoming with any negative aspects about the properties that you are looking to purchase.

  The Buying Process
 
Find a Realtor you can trust
The First Step...Once you have chosen a specialized buyer representative you can trust, you have accomplished the first step in the home-buying process. Your agent will make sure all of your needs are met and represent you through the entire buying process.

Getting Pre-Approved
An Important Step...An important aspect when starting the process of buying a home is to meet with a lender and get a pre-approval. Your buyers agent can put you in contact with a lender, if you desire, who can give you information about your approval and also explain some of the financing options available to you.

Consulting Session
Important Information...Your buyers agent will meet with you one on one to discuss the features you desire in a home as well as to pin-point the area you wish to live in.

The Search Begins
The Next Step...Once you’ve established the type of home you’re searching for, it’s time to start looking. Your buyers agent is available, by appointment, to help you find your dream home.

Your Offer
Be Careful-This Is a Big Step...When you find your dream home, you should present a competitive offer immediately. Your buyers agent has extensive experience in contract negotiations; he or she will ensure that you get the home you want at a fair price- a transaction in your best interest.

The Accepted Offer
Moving Along Now...When the seller accepts your offer, you will have what we call a pending offer. You want to make sure that every detail is handled accurately and immediately. Your buyers agent will ensure that your home closes properly and on time.

Inspections
You’re in the Homestretch!...Final details are handled and inspections are performed to ensure that the property is ‘perfect’ for you. Contract details are further negotiated and head to closing!

Signing the Loan Documents (Closing)
Finalizing the Lender’s Commitment...Be prepared to bring your cashier’s check, insurance binder, and driver’s license to the closing. The next steps you take will be into your new home!
